
In the past year, VIAC handled 478 cases, marking another record-breaking year in terms of the number of cases accepted and resolved in VIAC’s over 30 years of operation. The largest proportion of disputes arose from the sale of goods (25%), followed by construction (22%) and real estate business (14%).
Notably, disputes in the real estate sector continued to witness a significant increase, with 79 new cases accepted in 2024. This rise is partly attributed to the impact of the 2024 Land Law and the 2023 Housing Law, which expanded the application of arbitration in real estate-related disputes. This also reflects the fluctuations of the real estate market in the past few years. In addition, the number off disputes arising from financial transactions also showed an upward trend, with 54 cases accounting for 11% of the total cases received during the year. This shift reflects arbitration’s growing and positive reception by the financial market.

SECTION A – STATISTICS ON DISPUTE RESOLUTION ACTIVITIES THROUGH ARBITRATION
1. Number of cases handled by VIAC (1993 - 2024)
In 2024, VIAC handled 475 cases, marking a 12,03% increase compared to the number of cases managed in 2023. The recorded disputes are diverse regarding properties, types, and complexity of the issues involved. This year highlights the highest number of cases recorded in an annual report since VIAC’s establishment.

2. Properties of Disputing Parties (1993 - 2024)
In 2024, domestic disputes totaled 247 cases, constituting 52% of the total number of disputes. Among these, purely domestic disputes accounted for 247 cases, while disputes involving foreign investments made up 128 cases. Additionally, there were 100 cases involving foreign elements, taking up 21% of the total number of disputes.
From 1993 to 2024, VIAC has handled 3,391 cases in which the proportion of domestic disputes is 52,06%, disputes with at least one FDI enterprise account for 19,72%, and disputes with foreign elements constitute 28,22%.

3. Nationalities of the Disputing Parties at VIAC (1993 - 2024)
Statistics show that VIAC handled cases with disputing parties from a variety of nations and territories around the world, mainly from Asia (71%), Europe (16%), and North and South America (9%). Regarding the nationalities of disputing parties at VIAC, 2024 statistics reported 68 nations and territories with businesses arbitrating at VIAC.

In 2024, disputing parties from Singapore, China, and India were the 03 (three) leading nationalities at VIAC, accounting for 81% of the foreign disputing parties. 
In 2024, Ho Chi Minh City and Hanoi are the 02 (two) cities with the highest number of new cases filed and handled by VIAC. In addition, VIAC handled cases involving parties from 46 provinces/cities across Vietnam, along the top 05 (five) provinces/cities with the highest number of disputing parties being Ho Chi Minh City, Hanoi, Lam Dong, Binh Phuoc, and Ninh Thuan.
4. Types of Disputes in 2024
In 2024, there was significant diversity in the areas of disputes resolved at VIAC. Particularly, disputes arising from Sale of Goods accounted for 25% of the total number of cases, which represented the area with the highest number of disputes handled at VIAC. Ranked second and third are Construction (accounting for 22%) and Real estate (accounting for 14%), respectively. In addition, VIAC has continued to handle disputes in various other sectors such as Finance, Share Transfer, Leasing and Loan, Logistics, and Insurance.

SECTION B - DISPUTE RESOLUTION THROUGH MEDIATION AT VMC
1. Number of cases handled in 2024
In 2024, the Vietnam Mediation Center (VMC) under VIAC received 03 cases, raising the total of cases handled by VMC between 2018 and 2024 to 42, with 59,52% being domestic disputes and 40,48% involving foreign elements.

In particular, Korea, the United States, and Singapore were the three most common nationalities of disputing parties at VMC. The disputes handled at VMC primarily arose from areas of Sale of Goods (33,33%), Construction (30,95%), and Services (23,81%).
